A few things on being a Landlord.

There is no magic pill to being a landlord. Even the best tenants will inevitably run into a financial bump if they rent long enough. So, we suggest for cash flow positive properties, you open a separate bank account for yourrental property income, and save the cash flow for the possible delays in rent.

HUD is also considered, it takes a good 30-45 days to have the first rental payment in your hands. There will be inspections and repair request that will be required.

Although landlord-tenant laws vary widely from state to state all tenants have THE RIGHTS OF OWNERSHIP EXCEPT THE RIGHT TO SELL & WILL THE PROPERTY. Respect their privacy; a knowledgeable property manager is priceless in this area.

Make sure your property manager is on-line! No matter where you rent, we find the leg work coupled with the internet posting are a great duo. Make sure your property manager has tenure, or you may as well do it yourself, short of time being the issue. Make sure your property manager, has direct deposit for the landlords. (Paypal for the tenants!) Waiting for the snail mail to deliver income isn’t a smart financial decision, whether you need the money or not.
